Mistakes to avoid during your next open house

Open House Don'tsThe open house is one of the biggest challenges for sellers during the home selling process. It’s the perfect opportunity to showcase a home in all its glory – unfortunately, a buyer will not just look at the highlights, but any potential deal breakers as well.

If you’re about to schedule an open house, here are a few key mistakes you should avoid:

A dirty, cluttered home is okay

Showcasing a dirty and cluttered home is probably the worst mistake you can make. Many sellers who host open houses assume that a buyer will overlook messy or dirty parts of a home and instead focus on its best features.

So this one’s pretty straightforward – just make sure your home’s spic-and-span before holding an open house.

Exteriors do not matter

Another big mistake is paying little attention to the outside of your home. Many home sellers think a property’s exterior does not play a huge role, but the truth is that buyers actually look at this area with critical eyes.

Make sure your home looks appealing from the outside – add flowers, clean your roof and windows, and enhance your driveway’s appearance.

Staying during the open house

Unless you didn’t hire an agent to take care of your open house, it’s best to go somewhere else. Many sellers assume it’s a good idea to stick around during an open house, in case there are some questions only they can answer. The truth is, their presence may actually make it uncomfortable for buyers.

Restricting access to certain areas

Buyers should be able to freely explore every inch of the area, if they’d like to purchase it. Some sellers make the mistake of preventing access to certain parts of the home, especially if it’s messy, unsightly, or some other reason.

As a seller, you should do whatever it takes to make every room appealing and inviting if you want to land a good deal for your home.
